Steps

Open the BBMP tax portal
Go to bbmptax.karnataka.gov.in.

Enter your number
Enter the SAS Base Application Number or PID from a previous receipt and fetch your property record.

Verify details
Check owner name, built-up area, usage and zone. Correct via revised return if changed.

Compute & pay
The portal computes the tax (with any rebate). Pay by net-banking/UPI/card.

Download receipt
Save the e-receipt and the paid challan for your records.
💡 Good to know
- Paying the full year's tax in one shot early usually earns a 5% rebate.
- Mismatch in area/usage can attract penalties — keep your return accurate.
