Add a new property to property tax (SAS) & get your papers
Just bought or built a property? Get it onto the BBMP tax rolls under the Self-Assessment Scheme (SAS), generate your PID/application number, pay the first tax, and collect the papers (tax-paid receipt, khata) you'll need later.
Steps

Get your khata / e-Khata first
Tax is tied to the property record. Get or transfer the e-Khata (BBMP e-Aasthi) so a PID exists in your name. See the e-Khata guide.

Open the BBMP tax portal
Go to bbmptax.karnataka.gov.in. For a resale, fetch the existing record with the old SAS/PID number; for a new property, file a fresh SAS return.

File the SAS return
Enter dimensions, built-up area, usage and zone. The portal computes the tax under the Self-Assessment Scheme.

Pay & download the receipt
Pay online and download the e-receipt and challan — this tax-paid receipt is a key document for any future sale/loan.

Keep your papers together
Maintain: sale deed, e-Khata certificate & extract, EC, and every year's tax-paid receipt. Use the Document Checklist to track them.
💡 Good to know
- Wrong area/usage in the return attracts penalties later — declare accurately.
- Paying the full year's tax early usually earns a ~5% rebate.
