WHEREAS the Seller is the absolute owner of the property described below and has agreed to sell it to the Buyer on the following terms:

1. SALE PRICE: Rs. [Price]/- (total consideration).
2. ADVANCE: The Buyer has paid Rs. [Advance]/- as advance, receipt of which the Seller acknowledges.
3. BALANCE: Rs. [Balance]/- shall be paid at the time of registration of the Sale Deed.
4. COMPLETION: The sale shall be completed by [Date] by executing and registering a Sale Deed.
5. TITLE: The Seller warrants clear and marketable title, free of encumbrances, and shall hand over all original title documents.
6. DEFAULT: If the Buyer defaults, the advance may be forfeited; if the Seller defaults, the advance shall be refunded with such remedies as available in law.
